Everyone claims "1,000+ sites". Nobody shows the list. Here it is, with whether responding is free, needs an account, or costs money.

Dutch private-sector rentals appear on a handful of large portals, on the websites of rental chains and institutional landlords, and on the sites of hundreds of local rental agents. This overview holds 43 sources we verified ourselves. Of the 38 we scan daily, 30 are free to respond on, 4 ask for a free account and 4 charge money.

Which rental websites are free?

Of the 38 sites we check daily you can respond for free on 30 of them, which is 79 percent. A few ask you to create a free account first, and a small group only lets you make contact after you pay. Below you can see which of the three applies per site. A green badge means: click through and respond, at no cost.

What does responding cost on the paid sites?

This is the part comparison sites usually skip. Searching is free everywhere, responding is not. These are the amounts these sites ask before you may contact the landlord, as published on their own site.

In the past 24 hours we saw 903 new rentals appear across 126 places. Over seven days that was 5162, at a median price of €1,550. These are our own measurements, counted the moment a listing first went online.

What is not in this overview

The very largest portals, such as Funda, Pararius and Huurwoningen.nl, are known to everyone already and hold their own database rights, so we do not show their listings in this public overview. Hundreds of small agencies renting out a handful of homes a year are missing too, as is the entire social-housing segment. So we do not claim this is everything. We claim every line in it is correct.

Do you need to register somewhere?

Not for the private sector. There is no central waiting list and time registered counts for nothing: whoever responds first with a complete file has the best chance. That is exactly why speed matters so much here.

What does help is creating a free account with the landlords who work that way, such as the institutional parties in the overview above. Then you do not have to fill in a registration form at the very moment others are already responding.

Registering with a waiting time only exists in social housing. That runs through the regional housing corporations, and in many regions the wait is years.

Renting privately, without agency fees

Many people deliberately look for a home directly from a private owner to avoid agency fees. Worth knowing: since 2023 a rental agent may not charge the tenant a fee at all if they also work for the landlord. Charging both sides is prohibited.

Private listings sit mostly on the national portals and on marketplaces, rarely at agency offices. The downside is that private ads are more often incomplete and contain more scams. If an ad feels off, check it before you act.

Social housing or private sector?

Below the liberalisation threshold a home falls under social housing. There, time registered decides who is next, you register with the corporations in your region and you wait. In the big cities that means years.

Above that threshold lies the private sector. No waiting list there, but a race on speed, and that is what this overview is about. Many people sensibly stay registered for social housing while searching the private sector in the meantime.

How fast do you need to respond?

Faster than most people expect. Popular homes in the Randstad collect dozens of responses within the first hour, and many landlords simply stop looking once they have enough candidates. A listing that goes online at nine in the morning is often taken by late afternoon.

In practice that means three things. Turn on alerts on the sites that offer them instead of checking by hand a few times a day. Keep your file ready, so payslips, ID and employer statement in one folder on your phone. And respond with a short personal message rather than an empty request.

How we keep this overview current

Every site here was checked by hand: does it still exist, does it really carry rental listings, and what happens when you try to respond to one. That last question decides the badge. If we hit a paywall, we note the amount shown.

After that our scanners check the active sources automatically, all day. If a site stops producing anything for days we get alerted and it drops out of the overview until it works again. Sites that disappear or switch to sales only get removed. That is why our numbers sometimes go down.

What is the best rental website in the Netherlands?

There isn't one, and that is not a dodge. Supply is fragmented: the big portals have the most volume but also the most competition and the most paywalls, while institutional landlords often publish on their own site first. Anyone searching seriously watches several places at once. Start with the free sites in this overview and only pay for something once you know exactly what you get for it.

Which rental websites are free?

Most of them, if you only count searching. The difference is in responding. This overview gives every site a green, yellow or red badge: green means free to respond, yellow means create a free account, red means you have to pay before you can make contact. The red ones show the actual amount.

How many sites do you need to watch?

More than you can keep up with by hand. Hundreds of new rentals appear every day, spread across dozens of websites that each have their own rhythm. Checking two or three by hand is realistic, and it means missing most of the market. That gap is exactly what alert services exist for.

Why are Funda and Pararius not in the list?

Because the overview above is our own verified register, and portals holding their own database rights are not shown in it. They obviously exist and are the best known places to search. This overview is meant as an addition to what you already know, focused on the sites fewer people know about.

Do I have to pay to find a rental?

No. There is plenty of supply you can respond to for free, and paying guarantees nothing anywhere. Paid services sell time and coverage, not priority: knowing sooner that something is online, or not having to trawl dozens of sites yourself. Judge them on that promise, and be careful with subscriptions that renew silently.

How do I spot a scam listing?

The classic signals: a rent far below the going rate for the area, a landlord who is abroad and wants to post the keys, and above all a request to transfer money before you have seen the place inside. Never pay a deposit, reservation or viewing fee before you have been inside and have a contract.
